Job Summary


Manages the operations of assigned communities' maintenance including HVAC, security, housekeeping and laundry services in accordance with applicable center organization, licensing and regulatory, federal and state requirements.


Duties and Responsibilities

  1. Maintain current knowledge, develop, communicate and implement written standardized procedures for maintenance, HVAC, security, housekeeping and laundry services. Participate in department, personal and staff performance-related goal setting.
  2. Provide leadership to staff. Partner with Human Resources in staff attraction and retention efforts, including hiring, onboarding, training and development, coaching and counseling and performance management. Ensure delegation of responsibility, authority and accountability.
  3. Monitor laundry staff to ensure proper collection, weight, sorting, washing and performing routine finishing tasks.
  4. Establish and maintain employee work schedules, duties and work priorities, to assure adequate staffing to meet operational needs, quality standards of function, cleanliness and sanitation, and ensure quality service for residents, coordinating department services and functions with other center managers.
  5. Oversee the on-going maintenance of buildings and equipment. Conduct daily inspections of equipment, resident rooms, common areas, entryways, offices and lobbies to assure that safety, maintenance, cleanliness and sanitation standards are maintained at the highest level. Conduct orientation and in-service training on policies, work procedures, and proper use and maintenance of equipment and supplies.
  6. Assure that refuse is properly disposed of daily and in accordance with established sanitation procedures.
  7. Coordinate apartment refurbishing with the Director, Plant Operations.
  8. Negotiate building and equipment maintenance contracts and conditions; oversee life cycle of contracts including changes and modifications.
  9. Investigate complaints relating to maintenance, HVAC, security, housekeeping and laundry services, taking corrective action.
  10. Inventory stock to ensure that supplies and equipment are available at an adequate level; make recommendations for purchases of necessary equipment and supplies as well as maintaining required records and documents pertaining to department operations.
  11. Manage work order and preventative maintenance system through Workxhub.


Job Qualifications


Education, Training, and Licensure/Certification

  • High School diploma required. Some business related college courses preferred.



  • Three years' experience in a plant operations role in related type of facility.
  • Supervisory experience preferred.


Knowledge Skills and Abilities

  • Ability to effectively speak, read, and write English language, knowledge of/willingness and ability to learn basic computer competencies.
  • Ability and willingness to work with vulnerable adults.
  • Ability and willingness to work constructively with individuals from diverse cultural backgrounds.
  • Ability to apply principles of rational systems to solve practical problems.
  • Ability to interpret a variety of instructions furnished in written, oral or diagrammatic form.
  • Strong leadership skills.
